Here´s Why Hayden Canyon
Makes Sense

1) Hayden Canyon features a Traditional Neighborhood Design. Similar in spirit to Coeur d'Alene's historic Fort Grounds neighborhood, Hayden Canyon will be a mixed-use, walkable community with homes to accommodate a wide range of ages and income levels. One-tenth of the homes will provide home ownership opportunities for those earning the average working wage in our county. All of the homes will be built according to high standards for design and construction quality and energy efficiency. The streetscape will feature front porches instead of garages which will be located at the rear.

2) More than 40% of Hayden Canyon (247 acres) will be set aside in permanent open space, the centerpiece of which is a spectacular canyon preserve and a system of walking and equestrian trails. It will also include a 20-acre Community Park with playfields. All of this will be accessible to the public. In addition, there will be standards emphasizing the preservation of existing trees and use of native landscape materials in the areas to be developed.

3) Land for a public school site will be donated adjacent to the Community Park.

4) A site for a public safety facility will also be donated.

5) Hayden Canyon will offer a Community Center and Equestrian Center available for use by residents and the public alike.

6) A mixed-use Village Center will include neighborhood- scaled shops, restaurants, art studios, etc. with an emphasis on small businesses that are locally owned.

7) Hayden Canyon will be responsible for its own infrastructure, taxpayers will not fund this development. Additionally, Hayden Canyon will contribute substantially to the tax base and will help pay for needed infrastructure and capital improvements elsewhere in Hayden related to transportation, sewer, water and other utilities.

8) With the US 95 and Lancaster intersection improvements completed, Hayden Canyon planners have worked extensively with the City of Hayden to develop additional comprehensive traffic solutions to help solve area-wide transportation issues.

9) Overall residential density is no more than three homes per acre, which is well under the City of Hayden's Comprehensive Plan's allowable limit.

10) Hayden Canyon has a broad base of support among community residents and business owners and will provide a much needed boost for the local economy and creation of new jobs.
